A suburb built in waves

Mel Barr began building homes on his farmland in the 1960s, and Barrhaven Public School opened in 1968. Houses along Larkin Drive date from the late 1960s and early 1970s. Real growth followed 1979, when the provincial cabinet overruled a limit on expansion. New schools opened in 1987, 2016 and 2024, and Half Moon Bay grew along Cambrian Road south of the Jock River.

For heating, that gives three kinds of house. Old Barrhaven, between Cedarview and Greenbank, holds the oldest houses in the suburb, so its furnaces are the most likely to be second or third units. A house from the 1990s or 2000s may still run on the builder’s furnace: one installed in 2004 turns 22 this winter. The newest houses may still be inside the builder warranty. Put the build year in your request.

Town house rows: access and vents

Most Barrhaven streets are lined with town houses, so space around the equipment is tight. Say where the furnace sits (unfinished basement, closet, room under the stairs) and where the outdoor AC or heat pump stands: a narrow side yard, a patio, beside the neighbour’s unit. In a condo town house, ask the corporation about its rules for outdoor equipment first.

If the furnace vents through a wall, Enbridge Gas advises clearing intake and exhaust vents after every storm. Since 1 January 2026, Ontario’s Fire Code requires a CO alarm on every storey of a home with a fuel-burning appliance. If one sounds, get everyone out and call 9-1-1 from outside.

Builder, rental company or you: who pays

First, the Tarion window. Two-year coverage includes defects in the heating delivery and distribution systems, from the date of possession, even if the house is sold. Tarion’s seven-year structural coverage excludes furnaces, air conditioners and heat recovery ventilators, so a furnace in a house past the two-year mark falls outside both, and the maker’s warranty is the next place to look.

Second, rented equipment. A rental agreement says who services the unit and what a buyout costs. Since 6 June 2024, the Homeowner Protection Act bans notices of security interest for consumer goods such as a furnace, and deems existing ones expired. See renting versus buying HVAC equipment.

Third, the maker’s warranty: send the model and serial number.

What a Barrhaven repair costs

HomeStars’ Ottawa guide puts furnace repairs at $100 to $7,000 and HVAC labour at $75 to $150 an hour, and notes that travel distance within the region can affect the rate. Barrhaven is about 17 km from downtown, so ask about a travel charge.

One Ottawa firm’s published list gives $100 to $200 for a flame sensor, $150 to $300 for an igniter, $300 to $800 for a gas valve and $400 to $1,200 for a blower motor, with high-efficiency furnaces toward the upper end and $50 to $150 extra after hours. Another Ottawa firm posts $149 an hour plus HST, or $225 after hours. The furnace repair cost guide has the full list.

The written quote should name the fault, the part, labour, any after-hours or travel charge, and HST. Furnace gas work is for a TSSA-registered contractor using certified gas technicians, and TSSA’s website has a lookup tool for registration.

Replacing a first furnace, or adding a heat pump

The same firm’s guide says replacement usually makes more sense once a repair passes half the price of a new furnace, which it puts at $3,500 to $7,500 in Ottawa. HomeStars’ Ottawa guide adds about $300 to remove an old unit when that is left out of the price, and $200 to $2,000 if the electrical panel needs more capacity.

A heat pump beside the furnace is another route (heat pump rebates). Home Renovation Savings gives an Enbridge Gas customer heating with natural gas $500 per ton for a cold-climate air source unit, up to $2,000. Townhomes qualify, the contractor needs pre-approval first, and new builds occupied six months or less are excluded. The City of Ottawa exempts heat pump and AC installs from a building permit outside heritage properties.

What to write in your request

Neighbourhood, postal code, build year. Then the symptom and its timing: a furnace that lights and drops out, one that blows cool air, or one that starts and stops every few minutes (short cycling). Add photos of the furnace label and thermostat screen, and say who owns the equipment.

Who handles your request

Ottawa Heating Desk is a request service. It sends your Barrhaven request to one independent local heating company, which calls you back, quotes the job and does the work.

Questions to ask the company

  1. Do you cover Barrhaven south of the Jock River, and does the distance change your hourly rate?
  2. From the label, how old is my furnace, and are its parts still easy to get?
  3. For a large repair, will you also price a replacement in writing?
  4. What is your TSSA registration, so I can check it online?
  5. Will parts, labour, after-hours charges and HST be separate lines?

Have this ready for the call

  • Neighbourhood and postal code (K2G or K2J): Longfields, Chapman Mills, Stonebridge, Half Moon Bay
  • Year the house was built, or the possession date if it is under two years old
  • Photos of the furnace label, the thermostat and the outdoor unit's nameplate
  • Owned, rented or financed equipment, and the company on the contract
  • The symptom: no heat, cold air, short runs, a noise or an error code

Questions people ask

My Half Moon Bay house is 18 months old and the furnace keeps shutting off. Who do I call?

Tarion’s year-two coverage includes defects in the heating distribution system and runs from the date of possession. Look at Tarion’s claim steps before you pay for outside work.

The furnace in our 2000s townhouse is the original. Repair or replace?

One Ottawa firm’s published guide leans toward repair under age 10, calls 10 to 15 a grey zone, and leans toward replacement past 15 for large repairs. Ask for both prices in writing.

Our furnace is rented. Can another company work on it?

Read the contract first: it says who services the unit and what a buyout costs. Since June 2024, Ontario bans notices of security interest on consumer goods such as furnaces.

Snow covered the pipes on the side of the house and the furnace stopped. What should the request say?

Enbridge Gas advises clearing appliance intake and exhaust vents after every storm, since blocked vents are a carbon monoxide risk. Mention the snow in your request so the venting gets checked.

Do I need a City permit to add a heat pump to a Barrhaven house?

The City of Ottawa lists heat pumps and AC units among projects exempt from a building permit, except on designated heritage buildings and in Heritage District Overlays.
