What to ask before you book
- Q1Is my neighbourhood inside your service area, and is there a travel charge?
- Q2Is the furnace original to the house, and how can you tell from the label?
- Q3Where does the furnace or air handler sit in my unit, and does the condo board need to approve an outdoor unit?
- Q4What is your TSSA registration number, and the certificate number of the technician coming?
- Q5Will the parts, the labour and the HST be on a written quote before work starts?
Before the visit
- Neighbourhood and postal code, for example Beaverbrook, Glen Cairn, Katimavik, Bridlewood or Kanata Lakes
- Year the house was built, and whether the furnace or AC has been swapped since
- Heating equipment: gas furnace, heat pump with gas backup, or electric
- A photo of the furnace label and of the outdoor unit's nameplate
- For a new home, the possession date and your Tarion paperwork
- For a condo or stacked unit, how the contractor gets in and who to call for access
Build year first: 1964 to today
Kanata stayed mostly farmland until the 1960s. Developer Bill Teron then bought large tracts and set out to build a model community. Tiffany Crescent went up in 1964 as the first street. Beaverbrook is the first and oldest neighbourhood, and Glen Cairn is among the oldest along with it.
Growth since then has been steep in places. The Marchwood / Arcadia census area went from 27 residents in 1996 to 10,990 in 2021, and building is still under way in Bridlewood.
For a heat call, that spread of ages matters. A house from the first decades has likely seen at least one furnace change, so say whether yours is the original or a replacement and what the label says. A home bought new in the last two years is a different case: check the Tarion window first.
Townhouses, stacked units and outdoor units
Highway 417 cuts through the Kanata Town Centre neighbourhood. North of the highway, that area has a large share of townhomes and stacked townhomes. In the request, say where your furnace or air handler is and where an outdoor unit could stand.
Before a new AC or heat pump goes in, ask the condo corporation or property manager about its rules for contractors and outdoor equipment. Put the answer in the request so the installer plans the right spot.
Year two, heating, and the rebate clock
Tarion’s year-two coverage for new homes includes heating, starting on the date of possession. If a furnace or heat pump in a new home fails inside that window, work through Tarion before you hire anyone else.
Home Renovation Savings runs on a different clock. Its heat pump rebates exclude homes occupied for six months or less, and the contractor has to get pre-approval before installing. Give the possession date in the request.
Permits and gas work
The City of Ottawa exempts installing air conditioning units and heat pumps from a building permit, except on designated heritage buildings and in Heritage District Overlays; the work must still meet the Ontario Building Code and the Zoning By-law. Furnace work on a gas line is for a TSSA-registered contractor and a certified gas technician.
Who takes the call
Ottawa Heating Desk forwards your Kanata request to a single independent heating and cooling company. That company phones you back, quotes the work and carries it out.
Questions
01My furnace failed in a house I bought new last year. Who fixes it?
Tarion’s year-two coverage includes heating and starts on the date of possession, and it applies even if the home has changed hands. If you are inside that window, look at Tarion’s claims process before you pay for outside work, and keep a copy of anything you file.
02We moved into a new Kanata build this summer. Can we get a heat pump rebate now?
Home Renovation Savings excludes homes occupied for six months or less. After that, a detached, semi-detached, row or townhome can qualify when the owner applies and a participating contractor gets pre-approval before the install.
03Our 1970s house still has its original ducts. Does that matter for a furnace swap?
It can. Put the build year in the request and say what you know about the ducts and venting. The installer decides on site whether they can stay, and a Canada-wide HomeStars guide puts duct changes at $1,000–$5,000 when they are needed.
04Does a heat pump in Kanata need a City permit?
The City of Ottawa lists installing heat pumps and air conditioning units among projects exempt from a building permit. Designated heritage buildings and properties in a Heritage District Overlay fall outside that exemption.
